Who manages the properties in Investment Strategy 1 (Buying Dirt), 2 (Spec Homes), and 4 (Multi-Unit Properties)?
Sygnature Group LLC works with a professional group of property managers with years of experience. These property managers charge a fair management fee that is only collected from the rent when the property is leased. Who manages the properties in Investment Strategy 3 (Corporate Lease-Backs)?
These properties are managed by the corporation that is leasing it from you, there is a warranty on the property and the corporation hands the property back to you in the same shape as you gave it to them. After the corporate lease is over the property management company can then take over if you choose to keep the property.
How long will the Corporation Lease the property?
This depends on which corporation we are working with at the time and how long their project is scheduled for. Most of these projects are scheduled for 2 to 3 years, and the corporation signs a minimum lease term of 12 to 18 months. After the initial lease term the corporation will lease month to month with the same lease payments as the original lease.
Why do Corporations Lease-Back these properties?
Leasing provides certainty. A lease is a fixed term contract during which the rent amount can not be changed. Leasing offers cash flow benefits. Rentals worked at the inception of a lease assist in expense budgeting and cash flow forecasting. Leasing diversifies funding sources and does not tie up existing working capital or credit lines. Certain types of leases are not considered borrowing and therefore are not reflected on the balance sheet of the Corporation.
Do you have other Investment Strategies that are not shown on your website?

How many properties can I purchase?
The only limit we place is based on your current financial situation. Many investors do purchase multiple properties using the different Investment Strategies. The only limiting factor would be how many you could qualify for. We do not encourage investors to over extend themselves therefore a pre-qualification process will help determine your ability to purchase.
Do I have to you use your lenders?
No, however, the lenders that we work with are familiar with our program and they speed up the process. They also have some of the most competitive rates and very limited fees. Banks like Washington Mutual, Wells Fargo, Countrywide, Citibank, World Saving, and many other local and national lenders are available through our lending network.
About how many properties do you have available at any given time?
This varies from one day to the next and on which strategy you plan on using. We often have one or two properties in final stage of construction when it comes to strategy 1 (Buying Dirt) and 2 (Spec Homes). But the developer always has properties in the early stage of construction. As far as the Corporate Lease-Backs, we can never guarantee at any moment how many we may have. It is very important that you become pre-qualified with one of our Investment Specialists and that you express your interest in our Corporate Lease-Back programs. It is also very difficult to tell how many multi-unit properties we may have available, please register as soon as possible for up to date information.
In the process of buying these properties, are there high closing costs, broker's fees, etc. that would eat into my profits?
Sygnature Group LLC does not charge any additional costs to the client. The only costs that are occurred are those involved with the Broker/Lender. The closing costs and lending fees vary. Some of the 100% programs are expensive, but others are not. This depends on your credit, ability to verify income, down payment and other loan issues. In addition to your mortgage lender, your leasing agent and property management company will also have fees, but these don't usually become an expense until you have already found a tenant to rent your property. Since multiple transactions are being managed by the Sygnature Group LLC, a discount is given to all our clients. There are generally no fees on the real estate side of the transactions since these are all purchase transactions.
Can I use my own Real Estate Broker?
These transactions have been setup to be managed by pre-determined brokers, these brokers are highly reputable and established, and there is no additional compensation available for your real estate broker.
